DON'T ENTER THE KITCHEN TO VOLLEY!
The "Kitchen" is the 7-foot Non-Volley Zone near the net. You cannot hit the ball out of the air (a volley) while standing inside the Kitchen.
This rule requires strategy and keeps the rallies exciting.
SERVE + RETURN
MUST BOUNCE.
The serve must bounce, and the return of the serve must also bounce.
After those two mandatory bounces, the ball is live—you can hit it after a bounce or volley it (if you are outside the Kitchen).

Booking & Eligibility
Terms & Conditions
Court bookings can be made via three primary methods:
- HomeTeamNS Mobile App: Log in to the app, navigate to 'Facilities & Services', select 'Khatib Clubhouse', and choose 'Pickleball Court'.
- HomeTeamNS Website Booking Portal here.
- HomeTeamNS self-help kiosks.
Booking of pickleball courts is open to all. Please note that HomeTeamNS members holding Ordinary, Associate, Family and Corporate memberships enjoy lower rates and booking priorities.
HomeTeamNS members holding Social memberships, as well as PA, SAFRA & CSC members are eligible for affiliate rates.
Bookings are open up to 10 days in advance for Ordinary, Associate, Family and Corporate members.
As for those holding affiliate memberships (SAFRA, PAssion, CSC, Social and Tenant) and other guests including members of the public, bookings are open up to 5 days in advance.
Yes, players must bring their own pickleball paddles and pickleballs. HomeTeamNS adopts a "Bring Your Own Equipment" policy.
All bookings are non-refundable. No refunds will be issued for the cancellation of a confirmed booking, no-shows or late arrivals.
Generally, rescheduling is not permitted once the booking is confirmed. However, in the event of inclement weather and/or lightning risk, you may be allowed to reschedule your session by writing to us here within the same day of the booking date. Requests are subject to approval and completeness of information provided.
Please note that if more than 50% of the session has been consumed, rescheduling will not be allowed.
Please expect a response within 3 to 5 working days.
Re-scheduling is subject to court availability. All standard booking rules and eligibility criteria remain in effect.
Here are the basic rules / court etiquettes that players are expected to follow:
- Only non-marking sports shoes are allowed on the court;
- Do not enter the court while still in use;
- Stop playing five minutes before the end of your session to allow smooth handover for the next users;
- Exit the courts timely and promptly;
- No food or drinks (other than plain water) are permitted within the court area;
- Smoking is strictly prohibited in the play area and nearby premises; and
- No pets are allowed within the court and play areas.
Users can further refer to the “Court Rules” posted at the facility.
Players who violate the rules or fail to follow management instructions may be required to leave and may be banned from the facility for a set period.
Play is at your own risk. Please assess your physical condition and the surroundings before you begin. HomeTeamNS is not liable for any loss, damage, injury, or accidents that may occur on the pickleball courts. By using the facility, users agree to indemnify and hold HomeTeamNS harmless against any related claims.
Do not enter court while it’s still in use. Play must stop five minutes before the end of your session to allow for a smooth handover. Please exit promptly; the next group may only enter once the court is fully cleared.
Only coaching sessions approved by HomeTeamNS are allowed. Unapproved external or private coaching is prohibited.
Facility Information
The courts operate from 7am to 10pm daily. The last booking must end before closing. Rental Rates are published on the official website and can be found here.
The pickleball courts are located at HomeTeamNS Khatib, Level 4. Directional signages are available onsite.
Yes. Rentable self-help lockers are provided near the pickleball courts.
The nearest AED can be found at the lift lobby on Level 4.

By attending the activity stated above, you consent to the use of photographs, voice, comments, and images in any broadcast of this event and in subsequent productions drawn from video or audio recordings of this event. The photographs and recordings may be published or broadcasted in the official HomeTeamNS and HomeTeamNS affiliates’ publications and in publicity materials, including the HomeTeamNS and HomeTeamNS affiliates’ websites and social media. All recordings, articles, quotes, photographs, films, CCTV footage, audio or video, and/or any reproductions of same in any form, are the property of HomeTeamNS. HomeTeamNS and its affiliates, employees, representatives, and agents are released from any and all claims, demands, costs, and liability that may arise from the use of any of the described above, arising out of being interviewed, recorded, photograph, videotaped or filmed.
**It is the responsibility of event participants to remove themselves from the group and candid shots/recordings that the photographers/videographers intend to capture if they do not wish to have their photos/audio-visual recordings taken at the event.**
