In Financial Year (FY) 21/22, HomeTeamNS set out to achieve the following key objectives:
Sustain membership strength
through effective retention and marketing strategies.
Build positive clubhouse experiences
for our Home Team NSmen and their Families.
Deepen bonds
Strengthen the Home Team NSmen alumni connection.
Deliver excellence

HomeTeamNS welcomed the new FY with optimism.
From Khatib Clubhouse being officially opened to the return of physical events, we were on the way to easing back into the new normal. However, it was short-lived. In early May 2021, Singapore reverted to Phase 2 and subsequently Phase 3, which impacted our operations and finances once again.
Social Distancing
On top of that, we unveiled new initiatives like SkillFest, our self-branded holiday programme for children, which turned out to be a hit among members, and we launched the inaugural month-long Peranakan Festival at T-Play as well as Culture Shiok, to celebrate our multi-faceted Singapore culture.
This FY, we have made notable achievements in two key areas:

Members’ Engagement Survey 2021
HomeTeamNS continued our work to sustain our membership base, by actively engaging members and building camaraderie within the Home Team community. Through various campaigns and efforts, we saw growth in our membership strength in this FY.
Membership Schemes
Our efforts for the HomeTeamNS Family Scheme & Corporate Membership Campaign successfully raised Family and Associate Memberships by 9% and 35% respectively.
HomeTeamNS closed the year with the highest strength ever achieved for Family members at 24,500.
A renewal scheme was introduced to promote a 2-year HomeTeamNS Membership at $20 (U.P. $50), as part of the Rediscover HomeTeamNS campaign.
“Wow Wow Wednesdays” was introduced to drive members to the HomeTeamNS Mobile App every Wednesday at 1pm, where they can enjoy attractive vouchers at 50% off. Most times, these vouchers were sold out within 30 minutes.
Strategic collaborations with key partners like Sinopec and Cathay Cineplexes were enhanced, bringing to members some of the best benefits in Singapore, such as up to 24% fuel discounts all year-round, and 1-for-1 all-day, everyday, movie tickets.
The content put up on social media was consistently infused with HomeTeamNS values – Bonding, Energising, Enhancing, Gratifying, and Celebratory. This garnered total social media engagements (likes, shares, comments & 3s video views) of 335,000 and 3,492,998 in social media impressions in this FY.
With HomeTeamNS Bedok Reservoir coming in clutch, we are committed to be the club of choice for NSmen and their loved ones. By presenting best-in-class facilities and keeping the tenancy mix constantly refreshed, our clubhouses are well-placed to foster positive experiences for members, current and future.
Key highlights
Refreshed tenancies in all clubhouses, where we welcomed new brands such as Select Gourmet Kitchen, Heavenly Wang, Playfacto School, Berries World of Learning School, JOM Makan & BBQ Seafood, and Seoul Ju Bang.
With COVID-19 restrictions imposed on entertainment facilities, Jewel Music Box KTV at Khatib Clubhouse pivoted a part of its operations to an F&B outlet, offering ice cream & waffles, as well as hot beverages.



In Khatib, Fitness Workz, T-Play and Adventure HQ pulled in 39.8%, 17.6% and 14.2% of patrons respectively, while in Bukit Batok, T–Play, Fitness Workz, and the Swimming Pool accounted for 18.6%, 13.0%, and 12.1% of patrons respectively.
M.I.C.E. facilities in Khatib
Set at 19,500 square feet, HomeTeamNS Bedok Reservoir will offer seven F&B outlets and a retail outlet. As of the end of this FY, more than 65% of the tenanted premises were leased to a good mix of tenants with criteria like affordability, and inclusivity of offerings.
Self-help Services
Self-help kiosks and software upgrades in Balestier and Bukit Batok were implemented to enhance the digital experience for our members.
Awards & Accreditation
HomeTeamNS maintained bizSAFE STAR Level Status in the Recreational Clubhouse Industry, after successful completion of the surveillance audit for ISO 45001:2018 (SAC) for Provision of Recreational Facilities in November 2021, successfully anchoring the certification standard.
HomeTeamNS Clubhouses and its self-managed facilities were also accorded the SG Clean Quality Mark from the National Environment Agency (NEA).
Building Relationships and Nurturing Bonds with Members and their Families
HomeTeamNS Family Day
For the first Members-only Family Day event since the pandemic, HomeTeamNS partnered Royal Caribbean to organise “Sea-nic Getaway with HomeTeamNS” where 51 cabins were booked.
REAL® Run
HomeTeamNS REAL® Run celebrated its 25th Edition with a virtual concept for 1,872 runners, both competitive and non-competitive, of which 70% were members.
Clubhouse Happenings
Members were engaged through perennial favourite festivities such as Hari Raya, National Day, Deepavali, Christmas and Lunar New Year, garnering a total participation of 35,953 and 23,705 members and families, at HomeTeamNS Clubhouses and HomeTeamNS facilities respectively.



Online Engagement
Online engagement of members persisted during tightened measures in the year, including E-Sports Games League Tournaments, Virtual HomeTeamNS-JOM Karaoke Competition, Basic Motorbike Maintenance Online Workshop and Virtual Family Workout.
Chatbot Experience
A new A.I. Chatbot 2.0 and cloud-based HomeTeamNS Help Centre were successfully launched on the website, mobile app and corporate Facebook page in Dec 2021, achieving a seamless and intuitive online chat experience.
Building a strong support eco-system for HomeTeamNS Alumni
One of HomeTeamNS’ core missions is to deepen the bond among Home Team NSmen. Providing a connection platform to reinforce esprit de corps, cementing a strong identity among Home Team NSmen. Our staff have been actively engaging Home Team NSmen to take part in Cohesion Programmes and Virtual Fitness Trainings (VFT).

Fitness Workz increased the frequency of the VFT sessions to 10 sessions a week to meet the high demands from the Ministry of Home Affairs (MHA) units, which were well received by our NSmen who find it convenient for them to train and improve their fitness levels.
HomeTeamNS received tremendous positive responses from the MHA units and the NSmen. The sessions have been attended by 15,900 NSmen in this FY.
To further enhance the operations of HomeTeamNS, new systems and policies were put in place to ensure security within the clubhouses and improve productivity of our staff.
- A new accounting software, SAP BusinessOne, was introduced in April 2021. The Finance Department explored the feasibility of interfacing the receipt sub-systems (CRM, OneHome, Events portal) to SAP. With that, new reports were designed from the receipt sub-systems which can be copied to SAP for better work efficiency.
- The internal audit report from Ernst & Young was received with 0 observations rated ‘high’, 12 ‘moderate’ and 4 ‘low’, which covered areas on clubhouse operations (Khatib), procurement and payments, fixed asset management and Personal Data Protection Act.
The team of DPO attended certification courses conducted by its appointed DPTM consultant, Straits Interactive, to be equipped with knowledge on the implementation of data governance.
- Various enhancements were made to the CRM Portal, allowing convenient features such as online registration and renewal for T-Play Membership in January 2022.
- The set up and configuration for ManageEngine was completed and deployed in users’ laptops and PCs. It provides application & device control, disk encryption (Bitlocker), IT inventory management, software deployment, vulnerability scanning, and patch management.
- Raising an IT enquiry has never been made easier, since the implementation of the Zendesk helpdesk. HomeTeamNS staff can now log helpdesk tickets via the Zendesk portal, where they can receive updates on their ticket status/progress and the IT Department can better manage the tickets and report.
To strengthen welfare and camaraderie among our staff, HR rolled out various initiatives that focused on enhancing staff interactions.
- “Homecoming” teambuilding sessions for icebreaking were implemented when the SMM guidelines allowed for 50% of the workforce to return to the offices.
- The “WeCare” programme was also rolled out to care for our staff’s wellbeing, including their mental wellness, health, and creating a healthy environment for our staff.
- To enhance the flexible working environment, “No-Meeting Friday” was introduced to nurture a strong learning culture and promote staff bonding.
Overall, the organisation was negatively affected by the COVID-19 pandemic, which impacted the revenue from all income sources. In FY21/22, total comprehensive loss was $1.9m, as compared to last FY20/21 which was a loss of $5.4m.
HomeTeamNS’ total reserves has correspondingly been reduced to $34.5m from $36.4m. The organisation has tapped on its reserves to fund its operations.
HomeTeamNS is still standing firm in serving only the best for our members, even as we are easing into the new normal. There’s no doubt that HomeTeamNS took a leap forward to enhance the services and offers to our valued members. As we started the FY with optimism, we displayed adaptability and consistency in our efforts to ensure that the needs of our NSmen and their loved ones are met.
In closing, I would like to thank our Board of Governors, fellow Management Committee members, NSmen volunteers and staff, and especially our Home Team NSmen and members for your unwavering support and contributions throughout our journey. As we go ahead, let’s look forward to the unveiling of HomeTeamNS Bedok Reservoir, where we can enjoy new state-of-the-art facilities for the young and young at heart. See you!
