General Rules and Regulations

All successful applicants for chalets in HomeTeamNS (hereinafter "Occupants") are required to comply with the following regulations:

The resorts are for the recreational use of the Occupants, their relatives and guests. Occupants, their relatives and guests are to abide by these regulations.

Subletting of the chalets is not permitted.

Occupants should observe the recommended capacity of each chalet. All other guests, other than the registered Occupants are to leave the chalet premises by 12 midnight. HomeTeamNS reserves the right to request occupants who are found to have violated this regulation to leave the resort.

Occupants will permit reasonable access and inspection of their chalets by authorized agents of HomeTeamNS at all reasonable times.

Users of the swimming pool and jacuzzi at the Adventure Centre Chalets and Sembawang Resort must be attired in proper swim wear and comply with all rules and regulations of the clubhouse on the use of the facilities (as displayed at the pool concourse).

Occupants are responsible for any breakage, loss of or damage to any property in their bungalow, chalet and resort grounds and thus will be required to pay for the cost of repairs or replacements.

All charges payable (breakage, loss, rental of items, etc.) will be offset from the deposit paid. Any outstanding amount is to be paid via cash upon checkout.

Professional sound systems with tower speakers and sub-woofers are not allowed within the resort premises. We reserve the right to terminate the booking of any occupant found to have violated this regulation and/or disturbing his/her neighboring chalets. No refunds on the booking will be given in such cases.

No external tentages are allowed to be set up at the chalet premises. We reserve the right to terminate the booking of any occupant found to have violated this regulation and/or disturbing his/her neighboring chalets. No refunds on the booking will be given in such cases.

No pets are allowed within the chalet and resort premises. We reserve the right to terminate the booking of an occupant should he/she be found bringing in any pets into the chalet/ resort grounds. No refunds on the booking will be given in such cases. The occupant may also be disqualified from using all HomeTeamNS Chalets in the future.

Noisy activities and games must not be held in the chalet/resort between 2400hrs and 0800hrs of the following day.

HomeTeamNS reserves the right to take any action it deems necessary against any Occupant, his/her relatives or guests found misusing the chalets, the resort premises or violating these regulations. This includes immediate cancellation of the Occupant's application or teminating his stay without refunding the rental and disqualification from using all HomeTeamNS Chalets in the future.

Smoking and all forms of gambling are strictly prohibited in the chalets/resort.

For chalets with cooking facilities, Occupants are to ensure that the crockery and utensils are properly washed before handing back these items to the caretaker. All food residue and rubbish mush be properly packed and dumped in the refuse bin provided.

Strictly no pork or lard allowed for BBQ and cooking in the chalets.

The arrangement of the furniture upon check-out should be the same as the way it was arranged on the day of check-in when the caretaker hander over the chalet to the Occupants.

The occupant must ensure that there is no wastage of water and electricity. Lights, air-conditioning and other electrical appliances are to be turned off when not in use.

Occupants are to engage our in-house caterers for all HomeTeamNS Chalets except for  HomeTeamNS Bukit Batok Adventure Centre. (with approval from the Management).

Decorations for birthdays, weddings and festive celebrations are permitted in the chalets. However, Occupants must remove all decorations before checking out and ensure that the property is not damaged. Do note that no wall decors are allowed.

Occupants who need the chalet(s) for corporate events or camp activities are required to book the chalet(s) through Camelot Pte Ltd at (65) 6546-3546 /8456 or mail@camelotsg.biz. This booking will be inclusive of our appointed trainers conducting the courses/camps for you and/or with the usage of our Adventure Centre Courses. No external trainers are allowed.

The Management reserves the right to either cancel your booking without any refund or impose a penalty fee in the event of your non-compliance with the above.

A charge of 1-day rental will be imposed if members do not comply with the stipulated check-out time. Arrangements for early check-out must be made with the caretaker upon check-in.
 
The card holder must check in personally and produce his/her NRIC / Membership card together with your official receipt of payment. One cardholder is entitled to book only one unit. Member can only book the chalets for a maximum of two times per year.  

For HomeTeamNS Members only :
In the event that you are unable to check-in personally, a family member of friend (Singaporean / PR only) who is authorizes to check-in on your behalf must produce an authorization letter, together with a copy of your membership card or NRIC for verification.

The authorised person must be at least 18 years old and produce his own NRIC for verification too; failing which check-in will not be allowed and there shall be no refund of rental paid.

For SAFRA Members:
Strictly no authorization of external party allowed. Card holder must make arrangement to be present in person to check in/out.  It is compulsory to produce both your SAFRA membership card and NRIC upon check-in.  
 

 Representations & Warranties
 
You represent and warrant that you are at least 18 years old when making the booking; and all information supplied by you is true, current, complete and accurate.
 
HomeTeamNS reserves the right to cancel your accepted booking without paying any compensation to you if it comes to our attentions that any registration details you have privides is not true, current, complete or accurate.
 
 Availability / Confirmation / Changes
  • Availability
With effect from 15 December 2008, all bookings for chalets are on first-come first-serve basis and booking is made ONLINE only.  Booking is open on the 1st of every month for the following month.

HomeTeamNS member can expect to make chalet bookings on the
first day of each month. (i.e. starting from 1 January 2009) for the following month' s slots.

 
For HomeTeamNS Members
HomeTeamNS Ordinary / Associate Members will have to pre register in order to access the online chalet booking system. Please log in to check on chalet availability. No email, walk in or phone bookings will be entertained.
How to Register?
  1. Visit our online booking address: http://online.hometeamns.sg
  2. For first time user, enter your NRIC No, Date of Birth and Email account at the registration page.
  3. Password will be generated and sent to your email account.
Please note that this online booking is not applicable for expired membership.
Family membership will not be eligible.
 
For SAFRA / JOM / HomeTeamNS Social Members

  •  
  • All successful & unsuccessful applicants will be notified via email within 3 working days. To check on chalet availability, please submit bookings accordingly.
     
  • No email, walk in or phone bookings will be entertained. 
  • Confirmation
    Bookings must be made at least 3 working days prior to date of stay; after which payment is to be made. Late bookings will not be entertained. HomeTeamNS reserves the right to refuse your booking or reservation without disclosing reasons.

  • Changes
    HomeTeamNS will charge an admin fee of S$10.70 (inclusive of GST) for any changes to any confirmed paid-up stay (be it change of chalet or change of slots). All amendments are subject to availability. However, you are required to top up any additional rentals incurred should you choose to upgrade the unit or extend your stay period.
SAFRA / JOM / HomeTeamNS Social members are required to submit their chalet applications by completing the online booking form below:

 SAFRA dependent membership are not eligible to apply.
 
 Charges & Payment

The rates quotes are inclusive of applicable government taxes and are subject to change without notification.

 Cancellations & Refunds
 
HomeTeamNS may refund you all amounts paid by you if the chalet/resort you had booked and paid for is not available and our suggested alternative is not acceptable to you.
 
Any amendments to your booking which results in a booking of lower value as compared to the previous booking will be considered a downgrade. In such circumstances, strictly no refund can will be given for the difference in value of the two bookings.
 
The following are our cancellation/refund policies:

All cancellation and refund charges imposed shall be in accordance with the aforementioned cancellation and refund policies. These shall be final and conclusive.
 
To request for refund, applicant must complete the Request Refund of Chalet Rental form and submit with it their original receipt of payment and a written note indicating clearly the reason(s) for the refund. No verbal requests will be entertained. All refunds will be credited via GIRO.

 Liability &  Indemnity
 
  1. To the fullest extent permitted by law, HomeTeamNS will not be liable for any liability, loss, injury, claims, actions, costs or other damages which you or your guests suffer arising from or incidental to your booking of any chalet/resort, unless such liability, loss, injury, claims, actions, costs or other damages arise from our negligence or default.
     
  2. You will indemnify HomeTeamNS against all actions, claims, proceedings, costs (including legal costs), damages and other expenses and losses which we incur or suffer arising out of  or incidental to your breach of any of the (i) terms and conditions in this part, or (ii) regulations of the chalet/resort.
     
  3. HomeTeamNS shall not be liable for damages of anykind arising from our failure, delay in performing any, or all of our obligations if such a failure or delay is due to circumstances or causes beyond our reasonable control.
     
  4. HomeTeamNS reserves the right to terminate or shorten your accepted booking in the event of a national crisis or emergency without incurring any liability on our part.
     
  5. HomeTeamNS may vary these terms and conditions at any time without notice to you.

s  Occupants will be issued the following upon check-in at the Adventure Centre Guard Room:
  1. Chalet Keys
    Occupants are to be responsible for the safekeeping of the chalet keys throughout the duration of their stay. Loss of or damage to chalet keys will result in a charge of S$100.00 (inclusive of GST).
     
  2. Parking Tickets
    All Occupants will be issued 2 (two) complimentary per entry parking tickets  upon checking in at the Adventure Centre Guard Room. No replacement/additional parking tickets will be issued for any loss of complimentary parking tickets.
     
  3. Social Facilities Cards
    Each room will be issued with 4 (four) Social Faciities Cards upon checking in. All cards must be returned upon check-out. If a member fails to return the card on the day of check-out, it is deemed as lost and a replacement fee of S$5.00 (inclusive of GST) will be charged for each card lost.
  • Main and Side Gate Opening Hour                                                                                            8.00am to 11.00pm daily.
     
  • Refundable Deposit                                                                                                                                 Occupants are to pay a refundable deposit of S$50.00 on the day of check-in. When claiming back the deposit, the official receipt and identity card of the occupant must be presented to the HomeTeamNS @ Bukit Batok Front Counter.
     
  • For Occupants checking-out earlier than the stipulated check-out date, the deposit must be collected latest by 6.00pm. Otherwise, all deposits can only be refunded on the next working day.
     
  • Traning Shade
    Traning Shade is not for members' rental and is for authorized use only.  
     
  • Buffet Catering Services
    You may bring your own caterer. However, you have to notify the Management on the name of your appointed caterer at least one week before check in. Please email your approval to chalets@hometeamns.sg

s Parking
      Only 2 (two) vehicles are allowed to park in the chalet premises / individual car porch. All other 
      guests to park at the Public Car Park F that is located about 5 minutes walking distance from 
      the chalet.

  1. Chalet Key
    Chalet Key issued upon check-in is to be returned to HomeTeamNS Pasir Ris Admin Office 
    upon check-out. Loss or damage of chalet keys will result in a charge of S$50.00 (inclusive of GST).
          
  2. Social Facilities Cards
    Each room will be issued with 4 (four) Social Faciities Cards upon checking in. All cards must be returned upon check-out. If a member fails to return the card on the day of check-out, it is deemed as lost and a replacement fee of S$5.00 (inclusive of GST) will be charged for each card lost.

Rental of Game Facilities from Thalasso Cafe
      (operation hours: 10am - 7pm daily except Mon)

  • Rental of bicycles at $5/hour or $10/day
  • Pool tables at $2/game or $8/hour
  • Table soccer is at 50cents/game
  • Video games from 40cents to $1/game...
  • Mahjong table with 4 chairs and mahjong set is at $15/day

s Utilities Charges at Chalet
      The rental rates include air-con usage of up to a maximum of 30 units (S$7.50 per day). 
      Consumption beyond this amount will be charged at S$0.25 per unit of consumption. 
      Payment for excess usage of electricity is payable upon checking-out by CASH ONLY.

s Main and Side Gate Opening Hours
      7.00am to  midnight daily

s Buffet Catering / BBQ needs
      No external caterers allowed. For buffet catering services, please contact Mr Dawson from    Thalasso Cafe at 9634-6486.

  • Ice cube at $4.50
  • Charcoal at $4.50
  • BBQ mesh at $5/pc
  • Tables and chairs are at $5 and $1 respectively

s Refundable Deposit
      Occupants are to pay a refundable deposit of S$50.00 on the day of check-in. When claiming
      back the deposit, the official receipt and identity card of the occupant must be presented to the
      Security Officer.

      For Occupants checking-out earlier than the stipulated check-out date, the deposit must be
      collected latest by 6.00pm. Otherwise, all deposits can only be refunded on the next working    
      day.

      reaching the Port Dickson Chalet. Last check-in is at 8pm.

s Collection of Keys
      Please call Sandra at +6012 3507849 (HP) or +606 6628703 (Home) at least 1 to 2 hours 
      before arrival to arrange for collection of keys.

s Refundable Deposit
      Deposit of RM50.00 is required for the caretaker to issue the keys. This will be refunded upon 
      check-out and handover of keys back to caretaker. Loss or damage of chalet keys will result in 
      an extra charge of RM50.00.

s Towels, toothbrushes and toiletries will not be provided.
